Staging a Home to Sell

Staging your home with furniture is a very important step in the selling process.  Since the Real Estate downturn, we typically recommend that a vacant home be staged by a professional staging company to be shown in it’s best light.    Potential buyer’s love to see how a professional decorator with nice furniture would lay out furniture in the home.     Staging increases your chances of selling your home and also helps you get the highest price possible in the shortest amount of time.  For example, I listed a property in the exclusive Bridgewater Golf Community in Carmel.  It had been on the market with another Real Estate company for months without any offers and we came in with our preferred staging company and had an accepted offer on the property under 30 days!  Another example is when we flip homes in Broad Ripple. We always stage the homes after they are renovated and sell them quick!     If your home is vacant or if it needs a facelift, we highly recommend speaking with a professional staging company.

Waterfront Homes Sold on Geist Reservoir in 2011

Carmel Arts & Design District, Downtown Carmel, Indiana

Carmel Arts & Design District is located in Downtown Carmel and has gone through a great facelift in the past few years.   As a Carmel, Indiana Real Estate specialist I recommend all of my clients who are considering moving to Carmel to visit the downtown area!   Main Street goes through the new downtown and it is so beautiful.   There are new shops, restaurants, condos, and apartments lining the street.  In the warmer months the majority of the restaurants offer outdoor dining as well.  Get a hamburger at famous Bub’s Burgers, a great pizza at Bazbeaux Pizza, or a all american homemade food at Detour Grille which all sit where the Monon Trail meets Main Street in the heart of Downtown Carmel!  Hungry for dessert there are a few Yogurt, Cupcake, and Ice Cream places as well!  The Arts & Design district also offers nightlife from the bar at Detour to a great classic looking Irish Pub Muldoon’s!   During the day, there are several quaint shops and galleries!   Feeling like cooking at home?  Make sure to go by Joe’s Butcher Shop and Fish Market to get the freshest meat and seafood! Whether you are shopping, dining, or just enjoying the outdoors the Carmel Arts & Design District has options for everyone and is a great addition to Carmel, Indiana!

Broad Ripple Village, Northside Indy’s Capital of Dining and Nightlife

Broad Ripple, also know as “Ripple” to people who have grown up in Indy have and gone to Broad Ripple, is the center of Northside Indianapolis’s nightlife and dining!    There are many things to do in Broad Ripple making this a very attractive place to live for our first time homebuyers.   The dining options varie from high end steakhouses and italian restaurants to bar pub food.  Broad Ripple Village offers bars such as the Vogue, O.P.T.s, Rock Lobster, Landsharks, and the newly popular Brother’s among others!  If you like to meet friends for a casual drink or want to dance there is a nightlife place for you. On most nights you will find the streets and sidewalks crowded with mostly people in their 20’s and 30’s going between bar to bar making this a nightlife social hub of the Northside of Indianapolis.  The majority of the homes lie to the South of Broad Ripple Avenue and offer homes from under 100k up to 500-600k with most being around 150-200k.      Below is an assortment of photos from Broad Ripple Village. Top 10 Habits of a Successful Seller of a Home

1)Price Home Correctly– This is the most important factor.  Have an experienced Realtor run comparable sales to determine your homes value and price right at the value.

2)Update/Repair Home-The homeowner who wants to sell in a timely manner will do all updates/repairs. Does your roof leak? Fix it.  Is the paint peeling on the outside of your home. Paint it!  You get the idea!

3)Stage Home-Prepare your home to look like a model.  This will differentiate yourself from your competition.  Use nice furniture get rid of old furniture.

4)Allow All Showings-If a buyer needs to see it on short notice, get out of the house!  The best candidate for your home may need to see it quickly or at an inconvenient time. Be flexible and the more people that see your home the faster it will sell!

5)De-clutter-  Buyers do not want to buy homes that are covered in stuff.  Donate somethings, sell some on Craigslist, just get rid of them!

6)Neutralize- Paint your walls beige and trim white, and get rid of all wallpaper.   The current trend is beige walls/white trim if possible!

7)Consider All Offers and Negotiate-  Buyers want to negotiate and most of them start low and then come up to a fair price.  Don’t just turn down offers, look at the big picture and try to work out a deal that works for you and the buyer.  Many times your first offer is your best buyer!

8)Turn on All Lights Before Showing- Homes show much better with the lights on

9)Clean The House Before Every Showing-  A clean house will be a sold house!

10)Trust your Realtor– After hiring the Right Realtor, follow their advise and work together and not against each other to achieve a sale of your home!

What Do Real Estate Agents Do All Day At Work?

Many people I speak with, especially the people who are considering a career in Real Estate or considering hiring a Realtor ask me the same question.   What does a high producing Realtor do during a typical work day?   The answer is it really depends.   Of all the top agents I work with, no two seem the same, but I can give you a sample of what my typical work day looks like for myself and my group………..

1)In the office by 8-9 a.m.

2)Follow up with all leads by phone and/or email(buyers looking at our properties, sellers calling to sell their home with us, internet leads etc.)

3)Follow up with all agents/buyers who have shown/looked at our currently inventory which ranges from 10-30 homes at a time.


4)Report feedbacks to all of my sellers and discuss if a price reduction or upgrade to the home is needed to sell in the current market

5)Show Homes

6)Write an offer on a home for a buyer

7)Listing Appointment(meet with a person/family considering selling their home)

8)Floor Duty-Where phone calls come in on our office of over 100 agents properties to gain buyers/seller leads

9)Review Marketing on Zillow, Trulia,,,,Various other sites, and our other marketing

10)Research new properties hitting the market for our current database of buyers

11) Sell Homes!

12)Prospect for new buyers/sellers all day long between other activites!

Metropolitan Indianapolis Luxury Real Estate Report 2009-2011

The luxury Real Estate market in Indianapolis and surrounding suburbs has been improving over the past few years.  In the past two years the inventory levels of homes has gone down 22.2% and the homes under contract(sold) has gone up 33.8%(according to the Metropolitan Board of Realtors)!    What does this mean for the luxury homeowner or potential luxury homebuyer?   When inventory levels go down and sales go up prices will likely follow!    Now is a good time to buy a luxury home and it is also a great time to sell with lower inventory levels!
