Ryland Homes in Fishers

Ryland Homes, one of America’s top home builders, is currently developing three neighborhoods in Fishers.  I have a lot of experience in dealing with Ryland Homes from representing buyers, reselling their homes throughout Fishers, and I also personally built my first home in 2006 with Ryland.   Ryland is hands down a top 3 builder in Fishers.  Their three  Fishers communities are Tanglewood, Westminster, and the Boulders.

Tanglewood(126th and Brookschool)- Priced from $201,995, 5 homes available, and over 10 lots available to build on

Westminster(136th and Marilyn)-Priced from $164,995, 4 homes available, and many lots with  the fourth phase about to open

Boulders(East 104th in Geist)-Priced from $253,995, with 1 home available, call for lot info.

Tanglewood is one of the best values as it has a good entry level price point, larger lots, a clubhouse, pool, playground, and premiere East Fishers location.   Westminster is the least expensive and has a lot of character surrounded by a llama farm, walking trails, and around the corner from Hamilton Towne Center shopping.  Ryland has plans to build a pool but has not done so as of yet.  The Boulders is pretty far east, but offers a close proximity to Geist Reservoir.   All three offer HSE or Fishers schools and you will get the same quality product in all three, the model size and lot sizes will vary.  

Ryland offers great options from hardwood floors, 2 story entries, 2 story great rooms, gas fireplaces, gourmet kitchens with stainless appliances and solid surface countertops, to finished basements.   When considering building or buying a home with Ryland we recommend having an experienced Realtor to guide you on what to do and have them negotiate on your behalf to get the best deal on the home.   With my experience dealing with Ryland I have found that you can get a better deal if you buy one of their spec homes that are already built or being built(they call it an inventory home).   I just represented clients in Tanglewood on a spec and got Ryland down over 25k off their original price.

Building a Home in Fishers, IN

Building a home in Fishers, IN is a great option.   I represent many people who choose this option for several reasons.  First, they can get exactly what they want.  They choose the builder, style of home, floorplan, and amenities.  You can build a home in Fishers from the lower 100’s to a custom home in the millions of dollars.

In the 100-400k range you have many production builders.  The best builders are national builders such as Pulte, Ryland, Ryan, Fischer Homes, and Beazer Homes.   These builders have a proven track record around the United States, and my clients rarely have issues with them.  There are a few local production builders still around, but many were unable to keep their businesses going when building slowed, building prices rose, and the banks were unable or unwilling to loan them money to keep their building going.

When my wife and I were moving to Fishers in 2006 from Northern Indianapolis we looked at a lot of Real Estate.   We could not find what we wanted on the resale market, so we approached several builders about building a home.   We really fell in love with a floorplan that Ryland Homes builds called “The Aspen”.  It had a two story great room, open gourmet kitchen, and we were able to add a deck and screen porch.   We were also able to choose a lot with a very nice view out through backyards to the pond.   The building process took less than 6 months and we visited the home weekly to check on the progress. It was a fun and exciting experience.

If you are looking for a home more custom, approaching a custom builder is a great option.  There are many custom builders in Fishers and Geist where you can build in neighborhoods such as Fox Hollow, Canal Place, Hamilton Proper, Etc.    The advantages are the same, but the quality is much higher.  Custom builders during the boom used to build spec homes and then sell them, but this is very rare these days due to the lack of financing.   When you choose a builder you meet with them and their architechts to develop a design and pick out details, lot, etc.   If I were to build a custom home right now, I would highly recommend Cambridge.  They just opened several lots on the lake in different coves and a few Geist Main Body Lots.  Many of my waterfront buyers I recommend exploring this option.

This month I represented a buyer in purchasing a home to build with Ryan Homes.  My clients wanted the biggest and best lot in the neighborhood on almost a 1/2 acre overlooking a wooded preserve.  We were able to negotiate with the builder to knock down the costs, and my clients got a 15k lot at a fraction of the cost and a free finished basement.  They are very excited to move into their home.
