Summer Fun Things To Do Outside in Fishers

Fishers, Indiana has a lot of fun activities to do in the summer outside!  Here is a list of my favorites……

1. Geist Reservoir-   this body of water in Southeast Fishers is a great way to enjoy Fishers.  If you own a boat and do not live on the lake, you can rent a slip for under 2k a year at the Geist Marina. I have done this for the past 6 years and have enjoyed it very much! Very convenient way to have access to the lake. If you do not own a boat, you can also rent boats from the Geist Marina!

2. Fishers Town Beach-  Fishers has a beach in Saxony which is free!

3. Pools- Many neighborhoods in Fishers offer a community pool and there are several homes for sale with outdoor pools as well

4. Parks- Fishers has many great parks to enjoy nature!

5. Splash Park-  a favorite for the little ones, many people in Fishers enjoy the splash park!

6.  Concerts-  Klipsch Music Center is just north of Hamilton Town Center near Northeast Fishers. Many of the top artists perform here all summer long!

How to Sell Your Home in under 30 Days for Market Value

Many sellers in todays market are expecting it is going to take some time before their home sells.   This does not have to be the case.  Here is how to sell your home in under 30 days:


1)Price Your Home Aggressively- Price is everything in Real Estate.  Price your home right at our under what the appraised value of your home is and it will sell quickly many times with multiple bids on the property.  When you get multiple bids on your property you may even get more then your asking price for your home!

2)Hire the Right Real Estate Pro-  Find the right Realtor who sells in your area, blogs about why to live there, and closes a large quantity of homes. Do not hire some part time agent who sells under 10 a year or you will regret hiring someone who is inexperienced!

3)Have professional photography on your property-  When I put a home on the market I call in the best photographers in the area to show the home in the best light.  We are talking wide angle photos, and brightened! Almost everyone starts their home search online and nothing will turn a buyer off more

4)Stage Your Home- If your furniture doesn’t look like a model home then hire a stager to sell your home!  Buyers loved to see how furniture is going to lay out

5)Let all showings happen.  Even if it’s last minute get out of your house and let the buyers get in!  Rarely is someone going to buy a home they can not view first when they want to view it!

6)Negotiate fairly and properly-  Nothing is worse then doing all of the above and then getting an offer and turning it down. Always counter offer even if it’s low because more often than not buyers will come up to fair market value if you and your agent handle the negotiations properly.

Fishers Living on and around Geist Reservoir

Many of our clients want to enjoy the benefits of living in Fishers on and/or near Geist Reservoir.  Approximately half of Geist Reservoir is in Fishers and/or the Fishers School System(Hamilton Southeastern).   If you want to live in the Fishers and by or on Geist Reservoir you will want to look in the following neighborhoods:

Masthead-One of the original neighborhoods in Geist, Masthead offers custom homes with some of the most beautiful mature properties in Geist.  Part of Masthead is in Fishers and part is in Indianapolis.  Look in the northern part noth of 96 and Fall Creek for Fishers.   From mainbody lake homes to some really great value homes on the cove,   Masthead has options from everyone.   Currently there are 21 homes on the market starting at $221,500 for a 2126sqft ranch foreclosure up to $1.69 million for an 8691sqft waterfront mansion with expansive views of Geist.

Bridgewater-  Featuring HSE schools, this neighborhood has the best location in Geist in my opinion.   The neighborhood sits next to the marina and marina village, within easy walking distance to shopping and fine dining.  Many of the homes are waterfront or have deeded boat docks.  Currently there are 5 homes on the market ranging from $539,000 from a 5442 sqft home across the street from the water to 1.8 million for a 7000sqft Geist waterfront home.

Anchorage- One of the few gated communities, this offers the best value of homes for privacy,HSE schools, and location.   There currently are 3 homes on the market ranging from $475,000 for a 4894 sqft home off the water to 634,000 for a great custom home with deeded boat dock.

Cambridge-  One of the most infamous neighborhoods, which has reached national news with the pilot who stole millions of dollars from clients and faked his own death, this neighborhood borders Geist reservoir and always has a lot of homes for sale.   Currently there are 22 homes for sale ranging from $329,900 to 3.74 million.  This is a great Fishers school neighborhood if you like newer custom homes bordering the lake.

Canal Place-  If you want high end custom construction in Fishers schools, bordering Geist Reservoir, Canal place is the place to be.   Currently there are  8 homes on the market ranging from 449,900 to $950,000 for a waterfront mansion.

Watersedge- If you are looking for newer construction on the water, Wateredge near 104th and Olio Road in Fishers is right on Geist.  This neighborhood was built by Eaton.   There is one 3300 sqft waterfront condo on market for  $569,900.

Regardless of which neighborhood you choose, living in Fishers in the Geist area offers great living for all.

Fishers Real Estate Summer Market Update

This summer for Fishers Indiana Real Estate has been a busy one.  As Fishers Real Estate Specialists, it has been an exciting summer in sales for The Andrew Neal Group so far.  We have sold many Fishers homes, and have sold many of our homeowner’s  properties for sale in record time.  There have been several instances of multiple offers on our properties as well, which has driven up the asking price.     In my opinion, Fishers, Indiana is the hottest Real Estate market in Indiana and one of the most solid markets in the U.S.   Here is a market snapshot of the inventory on the market and the amount of pendings since last summer.

Fishers Homes For Sale from July 2010-July 2011–  The amount of homes stays pretty steady in Fishers but the amount of unsold homes on the market is down 2.7% from July of 2010. 









Fishers Pendings(Homes under contract) from June 2010-June 2011- The amount of homes selling in Fishers from last summer to this summer is up 22.4%

Where is Fishers, Indiana?

Fishers, Indiana is located just 20 miles northeast of Indianapolis in Southeastern Hamilton County.   Fishers is very convenient to interstates i69, which runs through it, i465, i70, and i74.    This makes it very convenient for living and businesses.  Many successful businesses have chosen Fishers, Indiana to be home.  With a low employment rate compared to much of the country Fishers has gone through a huge population boom in the past 10 years.  

Fishers has one of the best locations in my opinion, because you are close to businesses(employment),shopping, lakes, top golf courses, nightlife, and top schools.   Fishers schools are highly ranked and there are several elementary schools in close proximity to great neighborhoods.

Should I Buy a Home in East or West Fishers, Indiana?

Many clients of our group typically ask or a have a strong opinion on which side of Fishers, Indiana they should live(East of West).    Fishers is a very large and exciting town after huge growth in the past 5-6 years.   For Real Estate purposes, I consider West Fishers from the White River bordering Carmel to State Road 37/i69.  East Fishers is from 37/i69 out to the Olio Road Area.    So which side is better?    The answer is both, but for different reasons………….

The West side of Fishers is where the original neighborhoods of Fishers began.  People like owning homes on this side of Fishers, because it offers close proximity to Castleton and Keystone Malls, Carmel, and downtown.   The main North/South Road is Allisonville and it goes South to Castleton and North to Downtown Noblesville.    If you like older homes and maturity West Fishers is a good option.    I just sold a house in one of the original neighborhoods in Sunblest for $144,900 and it sold with multiple offers in the first two weeks.  The reason for this is it sat on a double large lot with privacy at an affordable price.   West Fishers is right by downtown Fishers as well with good food and shopping.  

The East side of Fishers has blown up in the past 5-6 years.   There was so much available land to build on many national and local builders, offered and are still offering great brand new construction homes.   Much of East Fishers is not as mature, because it is newer, but many of my Fishers buyer’s prefer a new home vs. and older one and choose East Fishers.   Southeast Fishers has maturity and character near Geist.  The Real Estate tends to be slightly more expensive and custom which is great for people with budgets over 300k.     In Southeast Fishers you get the benefit of Geist Reservoir.   This lake offers boaters, fishermen, swimmers, and people just looking to enjoy a nice waterfront dining a great experince

Fishers, Indiana has just been ranked the #1 city in the U.S. for families by TLC.  This prestigious award was given because Fishers has a low cost of housing/living, positive job growth, and low unemployment.   Fishers is located within 30 minutes of downtown Indianapolis and has a easy to commute to everything Central Indiana has to offer.   With good schools, parks, Geist Reservoir, shopping, and great housing options, Fishers is an ideal place to live in the Midwest. Building a Home in Fishers, IN

Building a home in Fishers, IN is a great option.   I represent many people who choose this option for several reasons.  First, they can get exactly what they want.  They choose the builder, style of home, floorplan, and amenities.  You can build a home in Fishers from the lower 100’s to a custom home in the millions of dollars.

In the 100-400k range you have many production builders.  The best builders are national builders such as Pulte, Ryland, Ryan, Fischer Homes, and Beazer Homes.   These builders have a proven track record around the United States, and my clients rarely have issues with them.  There are a few local production builders still around, but many were unable to keep their businesses going when building slowed, building prices rose, and the banks were unable or unwilling to loan them money to keep their building going.

When my wife and I were moving to Fishers in 2006 from Northern Indianapolis we looked at a lot of Real Estate.   We could not find what we wanted on the resale market, so we approached several builders about building a home.   We really fell in love with a floorplan that Ryland Homes builds called “The Aspen”.  It had a two story great room, open gourmet kitchen, and we were able to add a deck and screen porch.   We were also able to choose a lot with a very nice view out through backyards to the pond.   The building process took less than 6 months and we visited the home weekly to check on the progress. It was a fun and exciting experience.

If you are looking for a home more custom, approaching a custom builder is a great option.  There are many custom builders in Fishers and Geist where you can build in neighborhoods such as Fox Hollow, Canal Place, Hamilton Proper, Etc.    The advantages are the same, but the quality is much higher.  Custom builders during the boom used to build spec homes and then sell them, but this is very rare these days due to the lack of financing.   When you choose a builder you meet with them and their architechts to develop a design and pick out details, lot, etc.   If I were to build a custom home right now, I would highly recommend Cambridge.  They just opened several lots on the lake in different coves and a few Geist Main Body Lots.  Many of my waterfront buyers I recommend exploring this option.

This month I represented a buyer in purchasing a home to build with Ryan Homes.  My clients wanted the biggest and best lot in the neighborhood on almost a 1/2 acre overlooking a wooded preserve.  We were able to negotiate with the builder to knock down the costs, and my clients got a 15k lot at a fraction of the cost and a free finished basement.  They are very excited to move into their home.

There are many neighborhoods in Fishers to build a home such as Somerset, Gray Eagle, Tanglewood, Westminster, among other neighborhoods.   Many of the buyers I come across do not realize they can use a Realtor to represent them.  The major builders in Fishers set aside a marketing budget to pay Realtors so that the agents recommend them.  It does not come out of your purchase price.  If you would like representation on building a home in the Fishers area, feel free to call me anytime at 317-371-8133 or you can email me at [email protected].  I have successfully represented many Fishers residents in building their dream homes and I am here to help you!
